Expert roof inspection

& survey report

We know that inspecting the physical conditions of your facility is a big responsibility, and that roofing maintenance, costs, and leaks are primary concerns.

That’s why Bade Roofing offers expert roof inspections as part of our ongoing commitment to our customers.

Our roofing team's survey report includes:

A roof plan diagram showing the building dimensions, as well as any roof penetrations

Photos of any defects which need

repair, such as splits, open seams, or deteriorated flashings

Prioritized recommendations and a suggested course of action for remediation

  •    Built-Up Roofing

    Four Ply Gravel Surface Built-Up

Using plies (layers of roofing) that are felt bonded together on site with hot bitumen, Four Ply Gravel Surface Built-Up Roofing is laid down to conform to the roof deck, sealing all angles formed by projecting surfaces to create a single-unit flexible waterproof membrane.

Three or Four Ply Smooth Built-Up

Using multiple plies of roof felts laminated together with bitumen, Three or Four Ply Smooth Built-Up Roofing can consist of bitumen-saturated felt, coated felt, polyester felt, or other fabrics, and is surfaced with asphalt, aggregate, emulsion, or a granule-surfaced cap sheet.

  •    Modified Bitumen

SBS Modified Bitumen Roofing Systems combine exceptional elongation and fatigue resistant properties with the strength of a glass-reinforced polyester mat. Bade Roofing offers the following Modified Bitumen installation options.

    Hot Asphalt SBS

With Hot Asphalt SBS, asphalt is heated in a tanker to approximately 400° Fahrenheit in order for the sheet to achieve the proper cohesive bond at the point of application. The tanker transports the heated asphalt to the site where it is pumped to the roof and mopped into place, and the modified material is rolled into it.

    Cold Applied APP

With Cold Applied APP, an adhesive is spread in a solid layer and the modified bitumen membrane is rolled into it. The back of the membrane softens, forming a cohesive bond with the substrate. In some applications, both the membrane and substrate require application of the adhesive. This method has been used for many years, and has recently gained in popularity due to environmental regulations and safety considerations.

    Torch Applied APP

Torch Applied APP involves the use of an open flame applied directly to the back of the modified bitumen sheet. As the sheet is heated and begins to melt it is rolled onto the substrate, where the melted asphalt achieves a cohesive bond.

  •    Tapered Insulation Systems

The goal of Tapered Roof Insulation Systems is to reduce or eliminate the amount of ponding/standing water on the membrane when a roof deck does not provide adequate slope. Draining the water in a timely manner minimizes the damaging effect that standing water can have. A properly designed Tapered Roof Insulation System provides proper drainage and extends the life of the roof membrane. The popularity of tapered systems has increased dramatically for both new construction and re-roofing, as designers and roofing professionals recognize its benefits. Bade Roofing offers the Tapered Insulation Systems listed below.

    Tapered Polyiso

Compatible with virtually every roof membrane, Tapered Polyiso products provide durability and flexibility, as well as superior insulation values.

    Tapered EPS

Expanded polystyrene insulation (EPS) effectively controls the transfer of heat within all roofing systems. With long-term insulation performance, stability, and moisture-resistance, Tapered EPS provides the required positive slope to drain, while retaining the structural and economic advantages of a flat roof deck.

    Perlite
A natural volcanic glass, Perlite is designed for use directly over steel decks and under built up roofing. Perlite is available in both flat and tapered systems.

  •    TPO Roofing System

Thermoplastic polyolefin (TPO) roofing membranes are ideally suited for virtually all commercial, industrial, and institutional applications. Fire and wind resistant, TPO Roofing Systems are durable, flexible, and come in a variety of colors. Bade Roofing can install TPO Roofing Systems using the following methods.

    Mechanically Attached TPO

    Fully Adhered TPO

    Ballasted TPO

    Vented Roofing System (VRS)

  •    Single Ply Roofing

The most popular material for both new and re-roof low-slope applications, EPDM is based on ethylene propylene diene monomer. This versatile membrane offers a variety of installation options including fully adhered, ballasted, or mechanically attached, and delivers superior long-term weatherability with exceptional wind uplift resistance. The following are EPDM systems options offered by Bade Roofing.

    Fully Adhered EPDM

A Fully Adhered System attaches the membrane to a suitable substrate, by means of contact adhesive spread on the underside of the membrane and the underlying substrate. The primary advantage to this type of system is that it is lightweight, does not have severe slope limitations, and is easy to maintain.

    Ballasted EPDM

A ballasted Roofing System provides attachment by positioning weight (using cementitious paver blocks, river washed stones, or pavers) on top of the roof assembly to hold the insulation and roof membrane in place. Ballasted roofing systems offer a lower initial installation cost than other roofing systems. Higher wind ratings (up to 120 mph) are available with certain configurations of paver ballasted systems.

    Mechanically Attached EPDM

Mechanically Attached Systems offer an economical installation method on buildings where the roof deck will provide sufficient pull-out resistance for the fastening system, and where the roof slope does not exceed 1:3.
