Wexford Science & Technology, the newest project in St. Louis’ historic Central West End

Wexford Science & Technology, a BioMed Realty company, has completed more work in its Cortex Innovation Community, a 200-acre technology district integrated into St. Louis’ historic Central West End and Forest Park Southeast residential neighborhoods. This latest project, and focal point of a growing Cortex Innovation Cluster, is 4240 Duncan Blvd with 183,000 square feet of office and lab space. The Cluster will include the Cambridge Innovation Center (CIC), the Venture Café Foundation, Impact Hub, and Tech Shop.

Bade Roofing was proud to be a part of this project, working with Wexford to meet the very specific needs of the life sciences industry, including laboratory, office, and research spaces.

The Challenge

To install a sophisticated roofing system on multiple deck types, while adhering to strict energy and environmental guidelines.

Concrete Deck: install ¼” per foot tapered insulation system (consisting of 120,000 square feet of tapered panels and system fill) with a 5/8” Densdeck coverboard set in a two-part, low-rise foam adhesive. Install a 60-mil Firestone white Ultra-ply TPO fully adhered roof system including all flashing. Metal Deck: mechanically fasten a 5/8” Densdeck with 2 layers of 2.5” ISO(R-30) insulation and a 5/8” Densdeck coverboard. Install a 60-mil Firestone white Ultra-ply TPO fully adhered roof system including all flashing.

The Solution

Bade Roofing installed a tapered insulation system for the flat structural concrete deck providing positive drainage to interior drains with a fully adhered TPO roof system.

Staying ahead of the HVAC contractor and interior drywall installation, Bade Roofing installed a fully adhered TPO roof system on the metal deck. The buidling has been Platinum Leed certified.
